Pennsylvania?

We are expanding our horizons yet again. One of our clients asked us to personally help them with a real estate need in Pennsylvania. What can we say, we aim to please. So, after jumping through a good number of hoops, certifying experience with the State of Utah, coordinating many, many details (mostly by Alisha Draney's detailed efforts), obtaining a criminal history certificate, and (drum roll please) passing the Pennsylvania real estate exam, IPG will soon be licensed to practice real estate in Pennsylvania!

Happy Holidays + A Surprise

Over at IPG we are celebrating the end of one incredible year doing what we love to do with those we love to do it with.  We kicked our celebrating off last week with a wintry drive up Millcreek Canyon for our annual holiday party at Log Haven. As we all settled in (with the help of a little booze), it struck me how incredibly lucky I was to get to not only work with but also be friends with the thoughtful and funny people that make up IPG . We are truly a lucky bunch.

These annual parties are never short of conversations that leave your face and gut hurting from laughter and enjoyment, usually courtesy of some surprise Michael has up his sleeve. Michael has a way of turning what would be an ordinary gift exchange or a company announcement into a spirited display full of an incredible amount of love, joy, and LOTS of fun. This year it was a surprise hiding under our seats...

We are Mexico bound because we met our goal this year and I think it goes without saying that this would not be possible without the amazing clients, friends and teammates that we get to work with throughout the year. We are very fortunate and very grateful and there will no doubt be plenty cheers made on their behalf on the Baja Coast!

MICHAEL JEPPESEN WINS SIOR BROKER OF THE YEAR!

On Friday, December 5th, the Utah SIOR (Society of Industrial and Office Realtors) Chapter held their annual awards luncheon. With fierce competition, we are pleased to announce that IPG President and Managing Broker, Michael Jeppesen, took home the award for SIOR of the Year!

 
 
 
 


Some of Michael’s most notable transactions in 2014 include:  

·         439,381 square foot multiphase transaction for 3form (www.3form.com)

·         200,000 square foot Koll Salt Lake City investment portfolio sale to Industry Capital

·         Sale of 3.18 acre Former Hostess Bakery property to Boyer Company and Cowboy Partners at 700 East and 400 South for future mixed use development. (record setting price per land square foot for a property of this type)

·         ZAGG Corporate Headquarter / 50,000 SF Build to Suit

 

Michael has been in the real estate business for over 20 years, and started IPG Commercial 10 years ago. IPG is a boutique commercial real estate firm that specializes in Industrial, office, and investment real estate providing custom solutions to each client’s needs.

 SIOR represents the most knowledgeable, experienced, and successful commercial real estate brokerage specialists both locally, and worldwide. Michael has held the SIOR designation since 2010, and served as the Utah Chapter President in 2013. Most recently he was the 2014 chair of the IBG (Independent Brokerage Group) within SIOR internationally.  

There's No Place Like Home

I recently spent some time in Chicago where I was able to do a little sight seeing and participate in a craft market where I was surrounded by locals. The city was absolutely fantastic and seemed to go on forever. Endless restaurants, museums, parks, and shopping, all right up my alley! The people were very friendly and easy to get along with (albeit their lack of hesitance to honk at you if you take just a second to long at a street light).

In all my travels, no matter how great the city seems to be, it's never quite like home. I often wonder If it is due to nostalgia, or if Utah truly is one of the best places to live.

This year, Utah ranked number one in the Forbes, Best State for Business , following 3 consecutive years on top http://www.forbes.com/sites/kurtbadenhausen/2014/11/12/ranking-the-best-states-for-business-2014-behind-the-numbers/. It seems to be a growing theme seeing Utah in the top rankings of any business or lifestyle related list. For the first time in my life, I am starting to see that Utah has a "draw". People are choosing Utah specifically, whether it be our excellent business economy or our lifestyle.

What we lack in size, we more than make up for in quality of living and outdoor recreation. It's humbling to think most people have never set eyes on mountains so big, or witnessed the alien landscape of Moab, or been within touching distance of a great bison. Not only that, our City is growing and has the makings of something great.

I was so proud to be at the craft market representing Salt Lake City, UT.  It is very easy to take our little salty city for granted.

The Art of Presence

At IPG Commercial we have a ritual of starting our team meeting with a “presencing exercise”.  This can entail just about darn near anything.  We take turns leading the process, so one week it could be as simple as closing your eyes for a moment and imagining your favorite beach, or another time it could be running outside in the freezing cold and doing a few jumping jacks.

The point is to bring our awareness to the business at hand, create a distinct separation from what were focused on previously, and give all of our attention and creativity to the rest of the team in short time we have to all be together in one place.

We have found by doing this we get to know each other, feel more playful, and most importantly we have productive engaged meetings.
